MORGNER controls project schedules by organizing work, developing program/project schedules, developing project milestones, and collecting and monitoring costs. MORGNER construction managers review contractors' CPM schedules and assist them in developing baseline CPM schedules using various tools and experience to facilitate the generation of schedules that accurately project the completion of project milestones and plan for future activities.

An important step in controlling construction costs must be taken after the initial bids are reviewed. Extra costs are sometimes due to unforeseen circumstances and are justifiable; however, it is our job to make sure that the design documents are completeand buildable before they are issued to the contractor. MORGNER's budget control methods also entail closely monitoring contractor progress and final payment applications and current and estimated unit price quantities. MORGNER staff utilizes the leading computer software programs, such as Microsoft Project, to track, monitor, and develop cost estimates to complete projects within budget. Additionally, MORGNER evaluates approved and projected change orders and the impact of potential claims. We are aware of our responsibility to make sure that the contractor's change orders are handled effectively and efficiently to control costs and minimize the frivolous claims.

The quality, such as those of design drawings will be controlled by the QA/QC process, which will include constructability reviews. The quality of construction is ensured by onsite resident engineers who monitor and document contractor activities on a periodic basis. The quality of a project is also defined by the impact construction activities have on the public, both users of the facility and the surrounding community.

The paramount importance of safety on the construction site cannot be overemphasized. MORGNER construction managers treat safety matters with the high degree of attention they deserve by strictly enforcing construction safety measures, such as wearing hard hats, safety vests, eye protection, ear protection, respirators, and work shoes; documenting emergency telephone numbers; and conducting tool box meetings, to protect construction personnel. MORGNER construction managers are also thoroughly familiar with OSHA regulations and committed to compliance with them.
